How Amendment 3 works
- Today (2026): homestead owners get $25,000 off all property taxes, plus up to $26,411 more off non school taxes (that second piece applies to assessed value between $50,000 and $76,411).
- Year one (2027): the non school homestead exemption jumps to $150,000.
- Year two (2028): it jumps to $250,000, then adjusts for inflation starting in 2029. This calculator uses the year two number.
- School taxes don't change. The school exemption stays at $25,000, so you'll still pay school taxes.
- Non Homestead property gets no new exemption. Its yearly cap on assessment increases for non school taxes drops from 10% to 5% starting in 2027, which can slow future increases but doesn't cut today's bill.
Official text: Florida Division of Elections, Amendment 3 ballot text (CS/HJR 1F). Voters approved it with about 62% yes; it needed 60%.

Savings shown are year two estimates under Amendment 3's phase in, meaning the 2028 tax year, when the non school homestead exemption reaches $250,000. They compare today's 2026 exemption rules with the year two rules using the assessed value you enter and a typical 2025 total millage rate for your ZIP code. They are not a tax bill.
Your actual taxes depend on your exact taxing district, your exemptions (senior, veteran, disability and others aren't included here), non ad valorem assessments and fees, future changes to your assessed value, and the millage rates local governments set each year. Local governments and the Florida Legislature may make decisions that change the result. School taxes are not reduced by the amendment. If you became a Florida resident after December 31, 2026, the larger exemption starts with your fifth year of homestead.
For your exact numbers, check with your county property appraiser. Millage rates come from the 2025 certified or final rates published by each county's property appraiser or tax collector.
